Rental Appraisal

Advertising

· Detailed on daily updated rent list at front counter.
· "For Rent" signboard placement on property.
 
· Advertisements in local paper.
 
· Window display containing photograph and description.
 
· Internet advertising also in the Domain









Tenant Selection

· The completion of our comprehensive application form.
· Interview prospective tenants and go over application.
 
· Check all available references past and present, employer, landlord/agent, verify details of relatives and personal references.
 
· National Tenancies Database rent check.
 
· Consult with you the landlord when a suitable applicant is found to obtain approval.











Application Approved By Landlord

· Lease documents arr prepared.
· Final inspection of property and comprehensive condition report prepared.
 
· Tenant signs lease and bond lodgement form, pays bond and first month's rent and takes over property.
 
· Bond is lodged with Residential Tenancy Bond Authority.
 
· Water Authority is advised of change of occupant.
   
· A copy of signed lease is forward to you the landlord.













Ongoing Services

· Rent statement prepared and forwarded once per month, or as otherwise arranged.
· Cheques banked to nominated account or sent with statement.
 
· Financial year statements provided for your taxation purposes each July.
   
· Repairs and maintenance carried out as agreed.
   
· Inspection- regular 6 monthly inspections carried out and reports sent out.
   
· Rental arrears followed up weekly if necessary.
 
· Residential Tenancy Tribunal notices prepared, served and hearing attended.
   
· Final inspection carried out when tenant vacates for bond refund.
   
· Negotiate with tenant if work necessary.
   
· Bond claim prepared and lodged with report and photographs if negotiations with tenant are unsatisfactory.
   
· If tenant breaks lease a new tenant is found at no charge to you the landlord.
   
· If required by landlord, a compensation claim for rent until the property is re-let will be lodged with Residential Tenancies Tribunal.
   
· If the cleaning, repairs and rent arrears exceed the bond, a compensation claim is lodged with the Residential Tenancies Tribunal.
